[0 Front Street (for Amelia River Wharf concept); 1 S Front St (for Marina Redevelopment)] The Waterfront Advisory Board met on March 23, 2026, to discuss the Front Street Development concept, "Amelia River Wharf," proposed by the Simmons family at 0 Front Street. The concept includes a waterfront restaurant, retail shops, a marina, and a Visit Florida Marine Welcome Station, with a pedestrian walkway and seawall connecting to the City's infrastructure. The Board provided feedback on design elements, setbacks, roof variations, bulkhead alignment, and maintaining public access. Mr. Ron Flick represented the developer, and Mr. Steve Simmons, the property owner, expressed his long-held desire to develop the site for families and visitors. Separately, the Marina Redevelopment project, located at 1 S Front St (Parcel ID: 17-3N-28-0000-0002-0010), is moving forward. The project went before the Historic District Council and will go out to bid on April 6, with an award expected in May. The City Commission also approved bringing marina management in-house effective April 1, with projected cost savings from software changes. A dinghy dock rehab project is scheduled from April 15 to the end of May. The Harbor Master Plan, Phase 1, will assess conditions from Simmons property to the port, including potential redevelopment and a fishing pier. The City is also closing on the property at 115 North 2nd Street for demolition and parking, requiring rezoning or combination. The Waterfront Park Grand Opening is April 11. A draft supplement to the Community Redevelopment Area (CRA) Plan was approved, addressing project descriptions, cost estimates, and funding sources, with two objectives modified related to demolition and public-private partnerships for resiliency and seawall construction.
