The applicant seeks to revise the exterior design of a commercial building. Staff recommends the application be found consistent with Downtown Architectural Guidelines. Building permits are required. [1401 Guava Avenue; case HARB2026-0026] Project involves exterior painting of a multi-story building. The applicant seeks approval to repaint the building using specific color schemes for the main body, window trim, door trim, railings, and poles. Staff recommends the application be found consistent with Eau Gallie Architectural Guidelines. No permit is required for building painting. [1591 Highland Avenue; case HARB2026-0021] Project involves the installation of signage, including three single-sided canvas signs, one double-sided panel sign, and one internally illuminated LED wall sign. Staff recommends that the Board find the application NOT consistent with the Eau Gallie Architectural Guidelines because all signs should be defined by use of borders around the sign area when it is contained within a distinct shape. The muralist is Cody Monahan. Staff recommends the Board find the application consistent with the City of Melbourne Mural Guidelines. A mural permit is required. [2002 S. Harbor City Blvd.; case HARB2026-0014] Project involves exterior improvements including signage. The applicant is requesting approval to change the signage on the exterior of the existing commercial structure. The proposed rectangular sign measures 95 inches in width by 46.25 inches in height and will be constructed from PVC. The Board approved the application as presented, finding it consistent with the Downtown District Architectural Guidelines. The business will be an Italian bakery shop. [700 E. Strawbridge Ave.; case HARB2026-0016] Project involves the installation of an awning/canopy. The applicant would like to install a white, rigid aluminum awning on the East and West side of the building over the existing patio to provide shade. The awning measures 26 feet wide by 19 feet deep by 8.3 feet high. The Board approved the application as presented, finding it consistent with Downtown District Architectural Guidelines. [2001 S. Harbor City Blvd.; case HARB2026-0017] Project involves signage. This is an 'after-the-fact' application seeking approval to change the graphics on an existing pole sign. The square sign is 4 ft. by 4 ft. The applicant stated the sign was hand painted and the plan is to display promotions on the lower part. The Board approved the application as presented, finding it consistent with the Downtown District Architectural Guidelines. [306 E. Strawbridge Ave.; case HARB2026-0018] Project involves signage. The applicant is requesting approval to install a single-sided, non-illuminated detached sign measuring 5 ft 1 in. in height with white lettering on a black background, topped with a decorative greenhouse. The Board approved the application as presented, finding it consistent with the Downtown District Architectural Guidelines. [730 E. Strawbridge Ave.; case HARB2026-0020] Project involves signage. The applicant is requesting approval to install one set of halo-illuminated channel letters connected to existing electrical. There were questions regarding placement due to drainage and power lines, but the Board agreed it still looked good. The Board approved the application as presented, finding it consistent with the Downtown District Architectural Guidelines. [1701 S. Harbor City Blvd.; case HARB2026-0023] Project involves changing building color. The applicant is requesting approval to repaint the building using specific colors for the body, trim, and accent features. The Board approved the application as presented, finding it consistent with the Downtown District Architectural Guidelines. [1248 Highland Ave.; case HARB2026-0015] Project involves historic rescission request. This item was postponed to the August 19, 2026 meeting. [555 Montreal Avenue; case HARB2026-0022] Project involves preserving the front elevation of a contributing structure in the Eau Gallie Historic District. The applicants requested approval for numerous upgrades including changing roof shape, adding gutters, installing new roof shingles, replacing garage wood panels, replacing windows, converting garage to living space, replacing front door, repainting, adding fencing, constructing a circular driveway, and relocating parking. The Board recommended approval of HPO recommendations for gutters, exterior materials, window and door replacement, and repainting. The roof replacement must utilize a 'cross gable' roof configuration to the rear and be reviewed by HPO. Replacement of the garage door with a new exterior wall must include concrete block masonry matching the existing structure and two new double-hung windows, also subject to HPO review. The circular driveway was considered a great addition due to traffic safety reasons. The Board was against the idea of the roof extension at the back of the house, feeling it would not look proportionate. [1591 Highland Ave.; case HARB2026-0021] Project involves signage. This item was postponed to the July 15, 2026 meeting.
