Miami-Dade County Board of County Commissioners adopted a resolution pertaining to an out-of-cycle application filed by Biscayne Shores Development Group, LLC, requesting amendments to the Comprehensive Development Master Plan (CDMP). The application is located between Biscayne Boulevard and NE 14 Avenue, and between NE 114 Terrace and NE 115 Street, abutting the south side of Biscayne Shores and Gardens Park. The requested amendments include changing the land use designation from 'Business and Office' and 'Medium Density Residential' (13 to 25 dwelling units per gross acre) to 'High Density Residential' (60 to 125 dwelling units or more per gross acre). The Board directed the County Mayor or designee to transmit the application to state reviewing agencies and reserved the right to take final action at a later date after receiving comments and conducting further public hearings. The Board intends to conduct subsequent public hearings in calendar year 2026. The application was also processed concurrently with Zoning Application No. Z2025000097.
