Miami-Dade County Board of County Commissioners adopted a resolution approving the Fourth Amendment to a Lease and Development Agreement with Landmark QOZB Construction, LLC. The amendment modifies the lease for approximately 92.95 acres of county property located at 20000 NW 47 Avenue, Miami, Florida. Key changes include reducing the affordable housing component to no less than 190 units, reducing retail space to a minimum of 24,000 square feet, and reducing warehouse space to a minimum of 1,377,000 square feet. The project now requires the construction of county-owned recreation and sports facilities, including athletic fields, an indoor community center of at least 36,550 square feet, and a linear park of at least 14.72 acres. The second renewal option for the lease was increased from 30 years to 37 years. The minimum development investment was reduced to $310,000,000.00, and the job creation obligation was reduced to 100 new full-time equivalent jobs. The County will receive an initial annual base rent of $218,136.00, with percentage rent added later. The amendment also includes provisions for easements and waives certain county code provisions related to appraisals for additional acreage.
