Miami-Dade County Board of County Commissioners adopted a resolution approving the Fourth Amendment to a Lease and Development Agreement with Landmark QOZB Construction, LLC. The amendment modifies the lease for approximately 92.95 acres of county property located at 20000 NW 47 Avenue, Miami, Florida (Folio Number: 30-1131-001-0030). Key changes include reducing the affordable housing component to no less than 190 units, reducing retail space to a minimum of 24,000 square feet, reducing warehouse space to a minimum of 1,377,000 square feet, and requiring the construction of county-owned recreation and sports facilities (9.16 acres), an indoor community center (at least 36,550 square feet), and a linear park (at least 14.72 acres). The second renewal option for the lease was increased from 30 years to 37 years. The rent schedule was modified to include percentage rent in addition to base rent, with an initial annual base rent of $218,136.00. The project also includes a minimum development investment of $310,000,000.00 and a requirement to create 100 new full-time jobs. The amendment also authorizes easements for stormwater culverts and utilities. The Board waived certain county code provisions related to appraisals and administrative review for additional acreage. The project aims to spur economic development and create affordable housing.
