Miami-Dade County Board of County Commissioners adopted a resolution approving the Fourth Amendment to a Lease and Development Agreement with Landmark QOZB Construction, LLC. The amendment modifies the development of approximately 92.95 acres at 20000 NW 47 Avenue, Miami, Florida. Key changes include reducing the affordable housing component to no less than 190 units, reducing retail space to a minimum of 24,000 square feet, and reducing warehouse space to a minimum of 1,377,000 square feet. The project will now include at least 9.16 acres of recreation and sports facilities, an indoor community center of at least 36,550 square feet, and a linear park of at least 14.72 acres, all to be owned and operated by the County. The lease renewal option has been extended from 30 years to 37 years for the second renewal. The developer's job creation obligation has been reduced from 767 to 100 new jobs. The total projected income to the County over the lease term, including renewals, is $668,492,732. The developer will contribute $4 million for a new His House facility and $1.4 million for the off-site relocation of CFCE. The project also includes community benefits such as a joint educational program with the School Board, a scholarship fund with Florida Memorial University, and a job training program.
