Miami-Dade County Board of County Commissioners adopted a resolution to declare county-owned property surplus and authorize its conveyance to the City of Miami for $10.00. The property, located at the southwest corner of NW 7th Avenue/US-441 and NW 18th Terrace, and the northeast corner of NW 8th Avenue and NW 18th Street, is intended for a right-of-way dedication related to the Claude Pepper Tower public housing project redevelopment. RUDG, LLC is the developer for the Claude Pepper project, which will include approximately 628 mixed-income units replacing existing public housing units. The conveyance is a condition for obtaining building permits from the City of Miami, which requires a 25-foot radius at street intersections for right-of-way dedication. The total area conveyed is approximately 560 square feet, comprising two parcels: 442 square feet and 118 square feet. The market land value for the entire project site is $17,628,944. The property is subject to a reversionary interest, meaning it will revert to the County if the City fails to use it as a right-of-way.
