Establishment of the Downtown SoMi Community Development District (CDD) is proposed. The CDD will be generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The project is a 10.16-acre mixed-use development including approximately 202,462 sq ft of retail, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, roadway improvements, stormwater management, wastewater collection, and water distribution systems, estimated at $149M. The Board of County Commissioners adopted the ordinance on first reading on 4/21/2026. The item was deferred by Commissioner Regalado to the July 21, 2026, Board of County Commissioners meeting.
