Miami-Dade County Board of County Commissioners is considering a resolution authorizing a historic preservation ad valorem tax exemption for the rehabilitation of 4125 Santa Maria Street, Coral Gables, Florida. The property owner, Claudio R. Alvarez Trust, applied for the exemption for renovations completed with an approximate cost of $6,100,000.00. The Property Appraiser determined the taxable value of qualifying improvements to be $2,158,287.00. The exemption, if approved, will run for 10 years, from January 1, 2023, to December 31, 2032, providing an estimated annual countywide tax exemption of $9,872.00. The Recreation, Tourism, and Resiliency Committee forwarded the item to the Board with a favorable recommendation. The property was designated historic by the City of Coral Gables in 2007. Restoration work included exterior preservation, installation of impact-resistant windows and doors, stucco repair, shutter installation, MEP upgrades, new additions, and site improvements. The Miami-Dade County Historic Preservation Board recommends granting the exemption.
