SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program, to be implemented by the County Mayor or designee, will allow for same-day review and approval of eligible permit applications, including those for fences (under six feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are excluded. Applicants must submit documents electronically prior to a meeting for review. The County Mayor will provide semi-annual reports on the program's performance. If delays are due to the reviewing department, permit fees may be reduced by 10 percent per business day. The ordinance was introduced on 7/14/2026 and is scheduled for an agenda on 7/21/2026.
