SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program aims to expedite the permit process for eligible applications, including fences (under 6 feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are ineligible. Applicants must submit documents electronically prior to a meeting for same-day review and potential approval. The County Mayor or designee will report on the program's progress every six months. If delays are due to the reviewing department, permit fees may be reduced by 10 percent per business day. The ordinance was introduced on 7/14/2026 and is scheduled for an agenda on 7/21/2026.
