SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program aims to expedite permit processing for eligible applications, including fences (under 6 feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to in-person or virtual review. The County Mayor or designee will implement the program via an implementing order and must submit semi-annual reports on application numbers, approvals, denials, and reasons for delays. Permit fees will be refunded if delays are caused by the reviewing department. The ordinance was introduced on 7/7/2026 and is currently In Committee, with an Agenda Date of 7/21/2026.
