SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program, initiated by Ordinance File Number 261261, requires the County Mayor or designee to develop and implement it. Eligible projects include fences up to six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize violations are ineligible. Applicants must submit documents electronically. The program will be implemented via an implementing order. Six-month reports detailing application numbers, approvals, and reasons for delays will be required. Permit fees will be refunded if delays are department-caused. The ordinance was amended on 7/13/2026 and introduced on 7/7/2026.
