The City of DeLand is undertaking a comprehensive update of its Land Development Regulations (LDRs), with a focus on historic preservation. This project aims to reorganize, simplify, and update existing regulations to create clearer, more flexible rules for development. Proposed changes include clarifying review procedures, updating Historic Preservation Board membership, establishing new levels of review for Certificates of Appropriateness, and encouraging the salvage of historic materials during demolition. Zoning map changes are also proposed, including relabeling districts and referencing an adopted historic color palette. Community design standards will be reinforced to ensure new construction is compatible with historic character, and signage rules within historic districts will be updated. This update is currently under review and represents an early stage in the public process. The work will involve extensive review and revision of code language, potentially leading to new development applications, site plan reviews, and construction projects that must adhere to updated historic preservation and design standards. Local contractors, trades, suppliers, and service providers are encouraged to engage early to understand these upcoming changes, as they will shape future development and renovation projects within historic areas of DeLand.
