The Board of Adjustment approved a variance request for property located at 21 Pine Ridge Trace. The variance allows for a reduction in the front setback from 20 feet to 13 feet along Trail Court. The property is a corner lot in the MDR-V zoning district, approximately 0.16 acres. The applicant, Mr. Craig Shultz, requested the variance to allow for an addition to his home, providing additional living space for his growing family. The subdivision was originally designed for townhomes with 5-foot setbacks, and a former environmental preservation area was vacated. The motion to approve passed 4-2 with Board members Osborne and Haynes dissenting. The meeting was adjourned at 6:15 p.m. on May 6, 2026.
