Golden Developments has purchased three parcels of land located at 534 Oak Ave, 541 Oak Ave, and an unaddressed parcel between 541 and 537 Oak Ave. The properties were in disrepair and are undergoing revitalization. The project involves extensive site work, including debris removal, grading, and demolition at 541 Oak Ave, with new fencing, irrigation, and landscaping installed. At 534 Oak Ave, the office area has been gutted and remodeled to include 8 offices, a kitchen, 3 bathrooms, a conference room, lobby, and superintendent suite, along with security and video conferencing systems. A new 2,200 square foot PEMB structure has been added for retail space, with concrete poured and waterproofing ongoing. The 541 Oak Ave property is now fully operational as retail space with a laydown yard. The unaddressed parcel work is also complete. This project is currently in the construction and renovation phase, with office and commercial areas at 534 Oak Ave expected to be complete by May 31, 2026, and the retail addition by December 31, 2026. Contractors, suppliers, and service providers in site preparation, demolition, concrete, electrical, HVAC, plumbing, carpentry, painting, flooring, roofing, landscaping, and security systems could find opportunities. Early engagement before final permits and bids are settled may offer a competitive advantage.
