A unified architectural and aesthetic theme is planned for all buildings, lighting, signage, and landscaping on the north and south sides of Magnolia Pond Drive. This project requires similar design, materials, and colors for all structures, signs, and fences/walls across the R1 and R2 development tracts. Streetscape materials along Magnolia Pond Drive frontages will also share a similar design. For multifamily projects, roofs (excluding carports) must be peaked and finished in tile or metal. Single-family or two-family projects will have peaked roofs finished in tile, metal, or architectural shingles. This item is currently under review. The project will involve site preparation, construction of buildings, installation of lighting and signage, and extensive landscaping. Contractors specializing in general construction, carpentry, concrete, electrical, roofing, painting, flooring, plumbing, HVAC, and landscaping could find opportunities. Reaching out early before final site plans and permits are established may provide a competitive advantage.
