RELATING TO THE INFILL HOUSING INITIATIVE PROGRAM

Ordinance amending Section 17-124 of the Code of Miami-Dade County to limit the number of extensions and time granted to developers under the Miami-Dade County Infill Housing Initiative Program. No more than two extensions, each for no more than one year, may be granted by the Board to any developer for any individual property. The Board may grant one additional extension upon a two-thirds vote in cases involving declared emergencies, natural disasters, or other extraordinary circumstances, with detailed written justification. The ordinance was adopted on first reading on 4/21/2026, forwarded with favorable recommendation on 5/13/2026, deferred on 6/2/2026, and amended on 6/16/2026. The final amended version is Legislative File No. 261111. Public comment: Commissioner Bastien expressed support and proffered an amendment to ensure proposed changes would not adversely affect developers; Commissioner Hardemon suggested deferral because affected commissioners were not present; Commissioner Bermudez stated there needed to be consequences for developers who obtained infill properties but did not develop them. No public hearing speakers appeared at the 5/13/2026 hearing.
