SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program, initiated by Ordinance File Number 261261, sponsored by Anthony Rodriguez, aims to streamline the permit application process. Eligible projects include fences up to six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to in-person or virtual review. The County Mayor or designee will implement the program via an implementing order and provide six-month reports on application numbers, approvals, and reasons for delays. Fees will be refunded if delays are department-caused. The ordinance was amended and is pending BCC assignment, with an introduced date of 7/7/2026 and an amendment date of 7/13/2026.
