July 29, 2026 — Central Florida (I-4 Corridor & Space Coast) new business activity

New business filings across Central Florida came to 2,979 for the week of July 8 to 14, about even with the same week a year ago.

Orange County took 1,228 of the region's new filings, more than the next three counties put together. Orlando alone had 895 and Kissimmee had 237. Polk followed with 393, then Brevard 296, Volusia 278, Osceola 264, Seminole 244, Lake 221 and Sumter 55. Smaller cities moved too. Winter Garden reached 99, up from 49, and Winter Park 68, up from 33.

Professional services led the mix with 419 new firms, 14.1% of everything filed. Next came property holding and asset protection entities at 385, then administrative and support services at 240, retail at 236 and construction and trades at 235. The five biggest kinds of business made up 51.6% of the week, so no single sector is carrying this. Most of what filed was a limited liability company. Those came to 2,163, or 72.6% of the week. Trade name registrations, the paperwork a one person shop files to put a name on the door, reached 438 against 127 a week earlier.

Read the jump against last week with care. The week before this one covered July 4, and holiday weeks are always thin. The better comparison is the year ago week, and against that the region added 29 filings. The longer line is easing, not climbing. The last 13 weeks produced 39,549 filings against 39,801 in the 13 weeks before them, and the average week over that stretch has slipped from about 3,370 in mid April to 3,042 now.

What is getting approved around the region lines up with what is forming. Retail and hospitality both had strong weeks, and the public record this period carries new store and restaurant space in Seminole County and downtown Kissimmee. Construction and freight filings rose together, and the same record is full of warehouse space, industrial land use changes and road work.

Professional Services grew the most this week, 160 more (up 61.8%). Several smaller sectors also grew.

Orange led the region this week with 1,228 new filings. Gains were broad, with 7 other counties also up from the week before.

• Seminole County's Planning and Zoning Commission took up the Sanford Commerce Center. The request moves about 17.23 acres on the south side of Orange Blvd from a commercial land use to an industrial one and amends its planned development zoning. That clears the way for a 144,000 square foot commercial and industrial flex space warehouse. A 144,000 square foot flex building is site work first: clearing, grading, paving, concrete, steel, roofing, electrical and fire systems. Once tenants move in it becomes a standing route for commercial cleaning, landscaping, security, waste hauling and pallet and freight work. Each tenant also buys accounting, business insurance, IT and legal help, which is the same professional services group that filed 419 new firms this week. • Seminole County's Development Review Committee worked a full slate on July 8, the same week these filings were recorded. It included a first look at a 302 unit apartment complex on 15.26 acres east of Bayvista Lane. There was also a site plan for an office and warehouse building on 2.48 acres of industrial land off Lyman Road. A third item was a site plan for a retail building on 11.93 acres at International Parkway and Lake Mary Boulevard. Three different kinds of work in one morning. 302 apartments means framing, plumbing, roofing, flooring and paint crews, then property management, lawn care and unit turn cleaning for years after. The warehouse building needs a contractor and later a logistics or trades tenant. The retail site feeds sign shops, build out crews and the staffing agencies stores use to open. • West Melbourne's City Council took up a resolution to stop taking new data center applications for six months while staff writes the requirements and review steps those projects will have to meet. A pause is a planning signal for anyone who builds or supplies these sites. Electrical contractors, mechanical and cooling firms, generator and switchgear suppliers, security installers and fiber crews get about six months of warning before the rules land. Site selection consultants, land use attorneys and engineers have work now, because applicants will need to be ready the day the new process opens. City of West Melbourne City Council, 2026-07-21
• Kissimmee's City Commission gave final reading to an ordinance that moves about 18.00 acres of vacant land along Hoagland Boulevard from a low density housing land use to Industrial Business. Eighteen acres switching to industrial use is a future job site for grading, utility and paving crews, then for the trades that fit out whatever gets built. Osceola County had 264 new filings this week and 160 transportation and warehousing firms formed region wide, so the people who would work or lease there are already registering. • The Florida Department of Transportation broke ground in Sanford on a program to add 917 truck parking spaces along the Interstate 4 corridor, paid for with a $180 million federal grant. Construction started this summer on the first three sites in Seminole and Volusia counties, due to finish in mid 2027, and two more sites in Osceola and Orange counties are set to start in 2027. 917 parking spaces is heavy civil work: earthmoving, drainage, paving, lighting and striping, spread over four counties and two build seasons. After that it is a standing customer base for truck repair, tire and mobile mechanic services, fuel and food vendors, and security. Transportation and warehousing filings rose to 160 this week, and freight showed up in 15 new business names, so the operators who use that parking are forming right now. • The Central Florida Expressway Authority board approved a five year work plan for fiscal years 2027 through 2031 that puts roughly $4.46 billion into the region. It covers 22 miles of widening, five expansion projects adding about 25 miles of new connections, and roughly 58 miles of resurfacing. This is five years of booked road work across the three biggest counties in the region. It pulls in paving and concrete firms, earthwork and drainage crews, surveyors, engineers, traffic control and barrier suppliers, and the trucking that hauls material to every one of those miles. • Orange County Utilities finished a project that moved 95 parcels in the Pine Hills area off septic and onto sewer lines, 65 of them businesses and 30 homes, along Pine Hills Road between Alhambra Drive and Golf Club Parkway. Trenching and construction wrapped up in June 2026, with 22 manholes replaced and thousands of feet of pipe installed. Sewer service changes what 65 businesses on that road can do with their buildings. Restaurants, salons, laundries and food handling shops all need it, and plumbers, kitchen equipment installers and remodel contractors get the work of connecting and fitting out. • The Downtown Kissimmee Community Redevelopment Agency approved a $76,000 grant to turn 30 Broadway, a former bank building, into a 3,020 square foot restaurant. Staff put eligible construction costs at $760,000. The grant is capped at 10% of those costs and is paid back in one reimbursement after a certificate of occupancy. The project is expected to create an estimated 25 to 40 full time and part time jobs. A $760,000 build out in an old bank building is real money for demolition, structural, plumbing, electrical, fire systems and finish trades. Then a restaurant needs kitchen equipment, hood cleaning, linen and food supply, pest control and staffing. Hospitality and tourism businesses filed 209 new firms in the region this week, up from 110, and Kissimmee alone had 237 filings of all kinds. City of Kissimmee, 2026-07-09
• Daytona Beach released a proposed budget for the 2026 to 2027 fiscal year totaling $406.5 million, about 7% above the current year, holding the tax rate at 5.9300. It includes a $23.9 million capital improvement program covering road resurfacing, fleet replacement, facility maintenance and redevelopment, and funds 1,029 positions with four new jobs in the utilities department. A $23.9 million capital program is a published list of jobs to bid on. Paving and striping crews, fleet and vehicle suppliers, roofing and HVAC firms and general maintenance contractors can all read where the money goes. Volusia County had 278 new filings this week, and construction and trades were 235 region wide, so there are fresh firms who need exactly this kind of steady public work. • A St. Johns River Water Management District Phase III extreme water shortage order covering Lake County and Groveland cut landscape watering to one day a week, gave non residential properties a Tuesday watering day, banned watering between 8 a.m. and 6 p.m., and limited pressure and soft washing of driveways and other hard surfaces to warranty work, removing mold, mildew or hazardous material, and preparing surfaces for construction. This changes the job for two trades at once. Lawn and landscape crews have to reschedule routes around a single watering day and sell drought care, irrigation repair and smart controllers instead of more water. Pressure washing firms lose the cosmetic work but keep mold removal and construction prep, so the ones who market those uses keep working. Lake County recorded 221 new filings this week, and administrative and support services, the group that holds landscaping and cleaning, added 240 region wide. City of Groveland, 2026-05-13
• An economic impact study prepared for Lake Wales projects the Walesbilt Hotel restoration will draw more than 19,500 visitors a year. It puts the 22 month construction phase at more than 273 jobs, an estimated $19 million in labor income and nearly $900,000 in local taxes, and long term operations at close to 190 jobs plus $12.1 million in visitor spending in the first year. A 22 month restoration is close to two years of steady work for masonry, roofing, plumbing, electrical, elevator and interior finish crews. A working hotel then buys linens and laundry, food supply, landscaping, cleaning and security every week, and it fills nearby restaurants and shops. • Sumter County started a 2026 pavement management program putting about $6.4 million from its capital outlay reserve fund into roughly 30 miles of resurfacing, preservation and rehabilitation. C.W. Roberts Contracting is working on CR 478A and Asphalt Paving Systems began microsurfacing in the Villages of Glenbrook, Belvedere and Dunedin the week of July 20. Thirty miles of road work needs hauling, milling, traffic control, striping and signage beyond the two paving firms named. Local haulers, barricade and sign suppliers and flagging crews are the subcontract layer here. Sumter is the smallest county in the region with 55 filings this week, so a public job of this size is a meaningful share of the work available there. Sumter County, 2026-07-15

This was a normal working week, not a boom. The year over year line is flat and the 13 week trend is easing, so the size of the prospect pool is steady rather than growing. What changed is the mix. Retail, food service and entertainment all had unusually strong weeks, which means a wave of owners who need signs, build out crews, checkout systems, cleaning and first hires in the coming weeks. Construction and freight moved together, and the public record backs that up with warehouse space in Sanford, industrial land in Kissimmee, truck parking along Interstate 4 and years of road work booked by the expressway authority and by Sumter and Daytona Beach. If you sell to contractors, haulers, cleaners or the trades, the work is on those published lists. If you sell business services, the 419 new professional firms and 438 new trade name registrations are the fastest moving group, and they buy insurance, bookkeeping and banking within their first weeks.
