One St. Lucie County planning packet carried most of this week's development news in Southeast Florida. It named a proposed light industrial park of up to 1,504,680 square feet near Fort Pierce. It also named a town center with up to 447,250 square feet of retail and commercial space, plus roughly 375 to 408 new homes.
This was a light week on the region's public calendars, and almost all of the real development activity landed in one place. Seven items made the public record across five jurisdictions, and six of them tied to development. The big ones sit in St. Lucie County, where the Planning and Zoning Commission's July 16 materials named three large projects near Fort Pierce: the Indrio Town Center retail and commercial project, The Club at Indrio Creek housing plan, and a light industrial rezone filed by Ashley Capital.
The rest of the week ran small. Delray Beach put two items on the record: a residential setback variance at 1207 S. Swinton Avenue and an early stage review of a citywide sustainability master plan. Coral Gables, Indian River County, and Martin County each logged one item, none with a named project or figures behind it.
Agendas move before permits. Every St. Lucie County case above is still working through hearings, so the site work, road building, and vertical construction they would create is still ahead. Businesses that read these documents now are talking to applicants before bids exist.

Lo que sobresale esta semana
One packet, three big cases
The Indrio Town Center, The Club at Indrio Creek, and the Ashley Capital industrial rezone all appear in a single St. Lucie County Planning and Zoning Commission packet for July 16. Together they cover retail, housing, and light industrial construction on more than 370 combined acres of farmland near Fort Pierce.
Construction trades lead the mix
Four of the week's seven items touch general contractor, site prep, engineering, and building supply work, the top of this week's industry mix. That lines up with the St. Lucie County packet: on parcels this size, land clearing, road work, and utility installation come first, before any building goes vertical.

Asuntos de agenda y permisos
- The St. Lucie County Planning and Zoning Commission's July 16 packet lays out three large projects near Fort Pierce. One is Indrio Town Center. It would rezone 85.29 acres from AG-1 farmland to PRW for up to 447,250 square feet of retail and commercial space plus 16 townhomes. The commission recommended approval with conditions. A second is The Club at Indrio Creek. It would rezone about 127 acres from AG-1 to PTV for roughly 375 to 408 homes, with two clubhouses and a flow way. A third, from applicant Ashley Capital, would rezone about 159 acres on South Kings Highway from AR-1 to PNRD for up to 1,504,680 square feet of light industrial and accessory commercial space. A fourth case, the Pruitt Commerce Center rezone, was deferred for inadequate public notice. Work at this scale feeds site and road contractors first, then concrete and steel crews, framing and the finishing trades, and engineering and surveying firms, while the new rooftops and the industrial park pull in retail, real estate, and property services behind them. St. Lucie County Planning & Zoning Commission Meeting, 2026-07-16
- The Delray Beach Planning and Zoning Board is set to hear a variance request for 1207 S. Swinton Avenue on July 20, file PZ-000512-2026. The owner, 1207 Swinton LLC, asks to shrink the required front setback from 30 feet to 10 feet 7 inches and the rear setback from 10 feet to 7 feet 7 inches so a new build can fit the lot. One approved variance here means work for site prep and foundation crews, framers, roofers, electricians, plumbers, HVAC and finishing trades, plus surveyors and land use attorneys who handle cases like this. City of Delray Beach Planning and Zoning Board, 2026-07-20
- The commission's published agenda for the same July 16 meeting shows where each case stands. The Pruitt Commerce Center rezone received a fresh public notice and a new hearing date after the first notice fell short, and The Club at Indrio Creek rezone was listed for a formal public hearing with sworn testimony. No final decisions were made at this meeting. A rescheduled hearing is a second window: real estate developers, land use attorneys, and engineering firms tracking these cases still have time to engage before the county votes. St. Lucie County Planning & Zoning Commission Meeting, 2026-07-16
- Delray Beach's Green Implementation Advancement Board took up a draft Sustainability and Resilience Master Plan at its July 16 meeting. This is an early planning step, not an approved project. The plan would map out where the city directs future infrastructure and resilience work. Plan work this early feeds engineering and architecture firms first, then landscaping, site work contractors, and building material suppliers as funded projects come out of it. Y entonces
Qué significa
The week's public record development activity clustered in St. Lucie County, on and near the Indrio Road corridor north of Fort Pierce. That is where the work will be. Site clearing, road building, and utility contractors should watch the St. Lucie County hearings closest, because on rezones this large their trades move first. Engineering and surveying firms can reach the named applicants now, while plans are still being revised. The Delray Beach variance is one house, but one house still needs a full set of trades, and the city's sustainability plan is worth a read for firms that want early position on future public work. All of these items are proposals in motion, so the businesses that engage before the votes are the ones set up to bid when permits follow.

Preguntas frecuentes
- What is an agenda item?
- It is one matter listed for discussion or a vote at a public government meeting. Cities and counties post agendas before they meet, so an agenda item is often the first public sign of a new project.
- How early is this signal?
- Very early. Most items here are proposals under review, not approved projects. A rezone or a variance can appear on an agenda months before any permit is issued. That gives local businesses time to reach the applicant before bids are set.
