One St. Lucie County planning packet carried most of this week's development news in Southeast Florida. It named a proposed light industrial park of up to 1,504,680 square feet near Fort Pierce. It also named a town center with up to 447,250 square feet of retail and commercial space, plus roughly 375 to 408 new homes.

This was a light week on the region's public calendars, and almost all of the real development activity landed in one place. Seven items made the public record across five jurisdictions, and six of them tied to development. A second is The Club at Indrio Creek. It would rezone about 127 acres from AG-1 to PTV for roughly 375 to 408 homes, with two clubhouses and a flow way. A third, from applicant Ashley Capital, would rezone about 159 acres on South Kings Highway from AR-1 to PNRD for up to 1,504,680 square feet of light industrial and accessory commercial space. A fourth case, the Pruitt Commerce Center rezone, was deferred for inadequate public notice. Work at this scale feeds site and road contractors first, then concrete and steel crews, framing and the finishing trades, and engineering and surveying firms, while the new rooftops and the industrial park pull in retail, real estate, and property services behind them. • The Delray Beach Planning and Zoning Board is set to hear a variance request for 1207 S. Swinton Avenue on July 20, file PZ-000512-2026. The owner, 1207 Swinton LLC, asks to shrink the required front setback from 30 feet to 10 feet 7 inches and the rear setback from 10 feet to 7 feet 7 inches so a new build can fit the lot. One approved variance here means work for site prep and foundation crews, framers, roofers, electricians, plumbers, HVAC and finishing trades, plus surveyors and land use attorneys who handle cases like this. • The commission's published agenda for the same July 16 meeting shows where each case stands. The Pruitt Commerce Center rezone received a fresh public notice and a new hearing date after the first notice fell short, and The Club at Indrio Creek rezone was listed for a formal public hearing with sworn testimony. No final decisions were made at this meeting.
