The Planning and Zoning Board recommended approval for a Zoning Text Amendment (TEXT2026-0003) and Finding of Consistency (FOC2026-0006) to extend the CB-OZ boundary to include 11 parcels totaling 4.25 acres. This extension aims to allow properties to utilize CB-OZ provisions such as reduced setbacks, elimination of additional parking for a change of use, an extra floor of height for mixed-use projects, and multi-family residential dwellings in C-2 zoning. The applicant, Kelly Delmonico of Land Development Strategies, stated the goal is to reduce redevelopment barriers and allow properties to be used similarly to those in the adjacent CB-OZ. A public comment from Heath Linkogle expressed concern about potential influx of parking and stormwater issues but supported the extension for accessory dwelling units.
