[200 W. Garden Street; case 26-482] Conceptual review for a new shopping center at 200 W. Garden Street. The project includes a 30,990 sq ft grocery store, retail spaces, parking for over 240 vehicles, a pocket park, and extensive landscaping. Cervantes Street; case 26-483] Historic structure demolition application for 2305 W. Cervantes Street. [511 E. La Rua Street] Approval to replace fourteen aluminum windows with vinyl windows at a contributing structure in the Old East Hill preservation district (Zone OEHR-2). The applicant, Lee's Glass, had already ordered the custom windows and stated the owner chose vinyl due to cost. The board approved the application as submitted. Public comment from the Old East Hill Property Association Architectural Committee noted there is no official policy on vinyl windows but that the board has previously allowed such replacements. [412 W. Lloyd Street] Approval to infill a window at the rear of the home as part of a bathroom remodel to improve accessibility. The opening will be filled with brick to match the existing brick. The property is in the North Hill preservation district (Zone PR-1AAA). The application was approved as submitted. [314 S. Florida Blanca Street] Final approval for modifications and a new rear/side addition (~890 sq ft) at a contributing structure in the Pensacola historic district (Zone HC-1). The project includes reclaimed brick steps, new wood shutters, cypress siding, a 5V metal roof, wood windows, French doors, a gravel driveway, and a 12' x 8' garden shed. The applicant, Michael and Patricia Mangrum, presented changes from a previous submission, including an expanded second-floor footprint for a bathroom remodel. Board members complimented the project. Approved as submitted. [307 S. Reus Street] Final review for partial demolition and modifications to a commercial structure at 307 S. Reus Street (Governmental center district / Zone C-2). The project involves demolishing the front of a warehouse, constructing a new facade with CMU walls, a bi-fold glass and metal door, and LED lighting. A new parking lot with screening, including crepe myrtles and a CMU wall featuring original 'PFEIFFER' signage, is also proposed. The applicant, ParsCo LLC, incorporated recommended changes for parking lot screening. Approved as submitted. [232 E. Main Street] Conceptual review for a new entryway and modifications to a noncontributing structure at 232 E. Main Street in the Pensacola historic district (Zone HC-1). The project includes a new entry addition, a smoker tower area, a dumpster enclosure, window replacement, and new LED lighting. The applicant, Scott Salis, presented the project, stating the renter wants to redirect the entry to encourage pedestrian traffic. The board conceptually approved the project. Board Advisor Ross noted it is UWF Historic Trust's building and recommended cleaning up back-of-house areas and screening the existing smoker.
