[North east corner of CR 500 and Old C 470; case 25-3741- SP] Project Review Committee recommended approval for Indian Oaks Self Storage, a 120,000 SF self-storage facility on 10 acres, with infrastructure improvements. Technical waivers were approved to reduce parking from 51 to 15 spaces and substitute canopy trees for understory trees due to a transmission line easement. A waiver was also approved to move the landscaping buffer to the back edge of the easement. Staff recommended approval, with one outstanding comment regarding surety for the water main extension being actively addressed. [East side of N US 301, south side of Thomas Street; case 25-1500 Preston Place Commercial Site] Project Review Committee recommended approval for Preston Place Commercial Site, a 5,200 SF medical office on 1.10 acres, with infrastructure improvements. The proposed building elevations are intended to maintain the aesthetics of the existing commercial development. Staff recommended approval, stating the project meets development regulations and comprehensive plan goals. [case 25-3061 (PLAT)] Project Review Committee approved the Northern Pines Subdivision Improvement Plat (25-3061). Staff recommended approval contingent upon outstanding comments from the City Attorney, Utilities Department, and City Engineer. A variance was noted to mitigate heritage trees. City Manager McHugh raised concerns about the project affecting off-site trees and emphasized the need for negotiation with Sumter County. [case 25-4838 SPM] Project Review Committee approved The Wash Saloon (25-4838 SPM). A technical waiver was approved to reduce parking from 33 to 9 spaces, based on a traffic analysis indicating low utilization. The applicant representative inquired about tapping into a water line across the street and whether an open cut or under-road method was required; an open cut was allowed if completed before July 2026. A Right-of-Way Utilization Permit will be required. [708 N Main; case 26-0689 (SP)] Project Review Committee approved the 708 N Main Modification (26-0689 SP). An outstanding comment regarding illicit discharge and stormwater affidavit was cleared by the City Attorney. David Springstead of Springstead Engineering inquired about pre-application requirements for minor modifications, and it was relayed that coordination with inspectors was sufficient. Staff recommended approval. [case 26-1168 (SP)] Project Review Committee approved the VOSO Phase 31YZ Master Plan (26-1168 SP). The applicant sought a favorable recommendation, and the item was noted as being in line with the 2050 Comprehensive Plan goals. No applicant representative was present.
