A proposed change to the Future Land Use Category for the CR 486 IMA area is currently under review. This area covers approximately 1,560 acres and is planned for changes that could include industrial, commercial, and residential mixed-use development. The proposal is moving through the public process with a transmittal public hearing scheduled before the Planning & Development Commission. Future development within this area will require traffic studies and coordination with county and state transportation agencies. Utility capacity, including potable water, will need to be coordinated with Citrus County Water Resources. Any development will also need to address potential impacts to flood hazard zones and wetlands, which comprise a small portion of the total acreage. Contractors, suppliers, and service providers in site preparation, grading, utility work, paving, building construction, and landscaping may find opportunities as this plan moves forward.
