2. Ordinance No. 3118 — Second Reading — Land Development Code (LDC) Text

The City of Apopka is reviewing a proposed text amendment to the Land Development Code for the Wyld Oaks Town Center Overlay District. This amendment, related to Ordinance No. 3118, is located at the southwest corner of Kelly Park Road and SR 429. The project covers approximately 304.28 acres and is currently vacant land. The proposal includes a mixed-use zoning designation (KPI-MU) with a density ranging from a minimum of 0 to a maximum of 27.5 dwelling units per gross acre, with a potential bonus up to 30 dwelling units per gross acre if 30% open space is provided. The intensity is regulated by building height, street standards, and open space. This item is currently under review, having completed its second reading. If approved, this project would involve significant site preparation, including clearing and grading, followed by infrastructure development such as underground utilities and paving. Subsequent phases would likely include vertical construction for residential and commercial structures, requiring framing, roofing, electrical, plumbing, and HVAC services, as well as interior and exterior finishes and landscaping. Contractors, suppliers, and service providers interested in potential work should engage early in the process, before final site plans, bids, and permits are established, to understand the project's scope and requirements.
