A new Panama City North Community Development District is planned for a 1,200-acre property east of John Pitts Road and north of Old Majette Tower Road. SE Land Dev, LLC, representing the property owner CBD Holdings, LLC, has petitioned the City to establish this district. The district will fund the construction of major subdivision infrastructure, including water, sewer, roads, and stormwater systems, with an estimated cost of $120,922,500. This project is currently under review, having completed its second and final public hearing. The development is expected to include approximately 1,800 residential dwelling units and up to 450,000 square feet of non-residential space. This initiative will create opportunities for general contractors, site prep and grading services, utility contractors for water and sewer work, paving companies, and suppliers of construction materials. Early engagement is advised as plans and permits are being finalized.
