The applicant owns all adjacent parcels. This vacation is requested to facilitate more interconnected development across the applicant's properties, aligning with the city's goals for compact, multi-use, and walkable neighborhoods. The alleyway is in a Flood Zone AE. All utilities are located in the roadway, and no public access to water will be eliminated.
