A substantial modification to the Two Rivers Master Planned Unit Development (MPUD) is under review by the Pasco County Planning Commission. This project proposes to allow for a maximum of 4,047 single-family detached units, 2,500 multi-family units, 1,335,000 square feet of office space, 1,335,000 square feet of industrial space, 1,335,000 square feet of retail space, 300 assisted living facility beds, 480 hotel rooms, and a 35-acre recreational water park on approximately 3,396.5 acres. The site is located in South East Pasco County, on both sides of State Road 56, between Morris Bridge Road and Gall Boulevard. This item is currently under review, with a recommended continuance to June 11, 2026. If approved, the project would involve extensive site clearing and grading, underground utility work, road construction and paving, and the subsequent vertical construction of various building types, followed by landscaping. Contractors, suppliers, and service providers in construction, trades, and material supply could find opportunities by engaging early in the planning process before final site plans and permits are established.
