P & Z Agenda Packet
[Generally located approximately 0.24 miles south of the C 472 and CR 117 intersection, located east along CR 117.; case 25-4176 (SP)] Total Pet Care LLC is seeking a favorable recommendation for the conversion of a 3,000 SF residential building and a 1,500 SF enclosed barn to a pet training facility with infrastructure improvements on 2 acres. A technical waiver was approved to waive northern, southern, and eastern landscape buffer requirements, with a white vinyl fence to be placed around the entire property. The western landscape buffer at the front has been provided. The property was annexed in 2005 and rezoned to C-3. The Project Review Committee recommends approval. [Generally located approximately 0.38 miles west of N US 301 and CR 222 intersection, south along CR 222.; case 26-1572 (V)] MXPT Land LLC is seeking approval for a variance to remove 41 heritage trees as part of the Northern Pines Subdivision. A portion of the trees were mitigated per Land Development Regulations (LDR) 6.10, with remaining mitigation exempt within the Developer's Agreement for offsite infrastructure improvement credits. Justification for removal includes trees being located within the top of bank of proposed stormwater retention ponds and within 25 feet of jurisdictional wetland impact areas, making preservation difficult due to construction activities. Staff recommends approval. [11156 CR 209, Oxford, FL 34484, approximately 390 feet west and 175 feet south of the intersection of CR 209 and CR 214.; case 26-1664 (V)] Robert Morgado P.E. with Bohler Engineering, FL LLC, representing owner BSFR Two Owner I L.P., is seeking approval for a Heritage Tree Removal Variance to remove two heritage live oak trees (56-inch and 52-inch caliper) for the Summerfield Cottages Project, a multifamily project proposing 275 units. The trees conflict with clear site zones required for the southern vehicular entry drive. Staff recommends approval, noting that 17 other heritage trees were preserved and a monetary mitigation fee may be required.
