North Central Florida's boards and commissions put 16 items on the public record the week of August 1 to 7, 2026, and only 4 of them carried actual development work.

Most of what reached the record was money and process rather than construction. Arts bodies in Gainesville, Ocala and Alachua County ran grants and commissions. Suwannee County spent the day walking through its budget one department at a time.

Only one item involved actual construction. Marion County's Board of Adjustment took up a setback variance for a garage that is already going up near Ocklawaha, and the board left the decision pending.

The largest dollar figures on the record were for waste. Alachua County and Gainesville met together to review solid waste and food waste programs, including a solid waste contract in the millions and a food waste program that could go out for bid later.

The request asks to cut the west side setback from 8 feet to 4.6 feet for a garage that is already under construction. The property sits at 12474 E Highway 25 in Ocklawaha, on parcel 49079-000-00, in an R-3 multiple family dwelling zone. The board listed the decision as pending.

  A garage that still has to be finished is a short job that needs closing out, and the owner is already committed to the build.

• Alachua County and the City of Gainesville met as the Joint Water and Climate Policy Board on August 3, 2026, and two of the three business items were about waste.

  • The county's solid waste and resource recovery update put current tonnage at an estimated 208,812 per year for 2025 and 211,318 for 2026. The annual cost of the existing contract behind that work was $6,230,000 in FY25 and is $6,255,000 in FY26. The tonnage is rising year over year.
  • Gainesville staff presented an update on the city's residential food waste collection pilot and its multifamily food waste program, covering participation, survey results, cost, diversion outcomes and enforcement. The agenda states that any future continuation, expansion, procurement or funding recommendation would be brought back separately for approval. Nothing is out for bid yet, so this is the stage where a hauler or processor can shape what gets asked for.
