[610 S 6th Ave and 592 S 6th Ave; case BOA#26-100031 and BOA#26-100032] Two separate but similar variance requests for accessory structure setbacks and lot coverage at adjacent properties, both involving unpermitted wood decks at existing single-family homes. Both staff reports recommend denial due to self-imposed hardship and unpermitted work. Case BOA#26-100029 at 610 S 6th Ave involves a request for a 0-foot accessory structure setback (in lieu of 5 feet) and 47% lot coverage (in lieu of 35%) for a wood deck. Case BOA#26-100032 at 592 S 6th Ave requests a 0-foot accessory structure setback (in lieu of 5 feet) for a wood deck. Both properties are nonconforming lots of record (approx. 5,004 sq ft) in the RS-2 zoning district, which requires a minimum of 6,000 sq ft. The issues stem from unpermitted construction and encroachment into rear yard setbacks.
