This would increase lot coverage by approximately 1% to about 42%. The applicant states the property has a singular disadvantage due to its small size and existing conditions, making it difficult to reasonably use the property without the variance. The proposed variance is not expected to be contrary to the public interest or adversely affect the vicinity. [118 Lamego Lane; case PZB2026-0041] The Planning and Zoning Board staff recommends approval of a variance request for 118 Lamego Lane. The variance seeks to reduce the rear yard setback from the required ten (10) feet to five (5) feet for a proposed screen enclosure over a swimming pool. The property is located in the Madeira Planned Unit Development, which requires full building setbacks for screen enclosures. The rear of the property backs up to a vacant, unplatted, forested area. The applicant states the property is very small and that the lack of variance creates a danger around the pool area due to a past stroke.
