Miami-Dade County Board of County Commissioners adopted Resolution R-568-26 concerning Application No. CDMP20250006, filed by Biscayne Shores Development Group, LLC. The application requests amendments to the Comprehensive Development Master Plan (CDMP). The site is located between Biscayne Boulevard and NE 14 Avenue, and between NE 114 Terrace and NE 115 Street, abutting the south side of Biscayne Shores and Gardens Park. The proposed change is to redesignate the site from 'Business and Office' and 'Medium Density Residential' (13 to 25 dwelling units per gross acre) to 'High Density Residential' (60 to 125 dwelling units or more per gross acre). The resolution directs the County Mayor or designee to transmit the application to state reviewing agencies and reserves the right to take final action after receiving comments and conducting further public hearings. The Board intends to conduct subsequent public hearings in calendar year 2026. The application is also being processed concurrently with Zoning Application No. Z2025000097.
