Miami-Dade County adopted an ordinance creating the CARPAU Multipurpose Maintenance and Street Lighting Special Taxing District. The district is generally bounded by Theoretical SW 290 Terrace to the north, Harriet Tubman Highway to the east, Theoretical SW 292 Street to the south, and SW 162 Avenue to the west. Services will include maintenance of landscaped areas, common areas, wetlands, lakes, and exterior fencing/walls, as well as street lighting. The initial estimated cost for multipurpose maintenance is $17,460.00 for the second year, and for street lighting, it is $14,262.16 for the first year and $685.11 for the second year. The developer, CFF Development Group, LLC, is the sole property owner. Street lighting installation and operation will be under an agreement with Homestead Energy Services, with services expected to begin in November 2028. Multipurpose maintenance services will commence after developer and association/CDD maintenance ceases. The ordinance was adopted by the Board of County Commissioners on May 19, 2026.
