CARPAU SPECIAL TAXING DISTRICT

Miami-Dade County adopted an ordinance creating the CARPAU Multipurpose Maintenance and Street Lighting Special Taxing District. The district is generally bounded by Theoretical SW 290 Terrace (North), Harriet Tubman Highway (East), Theoretical SW 292 Street (South), and SW 162 Avenue (West). Services will include maintenance of landscaped areas, common areas, entrance features, wetlands, lakes, and exterior fencing/walls, as well as street lighting. The initial estimated cost for multipurpose maintenance is $17,460.00 ($0.0781 per assessable square foot), and for street lighting is $14,262.16 for the first year, with subsequent years estimated at $685.11 ($3.1029 per assessable front foot). The street lighting installation and operation will be under an agreement with Homestead Energy Services. The multipurpose maintenance services will be dormant until any association or community development district fails to provide them. The developer, CFF Development Group, LLC, is the sole property owner and requested the district.
