Miami-Dade County Board of County Commissioners adopted an ordinance creating the Genia Gardens Multipurpose Maintenance Special Taxing District. This district is generally bounded by SW 278 Street to the north, Theoretical SW 128 Avenue to the east, SW 280 Street (Waldin Drive) to the south, and SW 128 Place to the west. The district will provide maintenance for landscaped swales, medians, common areas, entrance features, wetlands, lakes, and exterior fencing/walls abutting public rights-of-way, including turf, trees, shrubs, irrigation, and utility payments, if an association or CDD fails to do so. It will also maintain private road areas under specific conditions. The estimated cost for the first year is $88,534.34, and $71,717.38 for the second year, funded by special assessments based on square footage. The district was requested by 100% of property owners, with Titan Development Partners, LLC being the sole owner and developer. Services will commence upon failure of an association or CDD to provide maintenance and adoption of the assessment roll. The district is managed by the Parks, Recreation and Open Spaces Department.
