ACQUISITION OF THE FUEL FACILITY

Miami-Dade County is proceeding with the acquisition of a fuel facility property located on Fisher Island, identified as Parcels 1 and 2, for the continued operation of PortMiami. The current operator, TransMontaigne Terminals, LLC, will cease operations by May 2027, and the owner, HRP Fisher Island, LLC, intends to redevelop the property for residential use. The County aims to acquire the property through negotiation or eminent domain, with an authorized incentive offer up to 15% over the appraised value. Appraisals range from $25 million to $430 million. The acquisition is funded by Seaport Revenue Bonds. The Board of County Commissioners amended the property description for condemnation proceedings and declared the acquisition a public necessity. Previous resolutions (R-897-25 and R-995-25) authorized negotiations and eminent domain actions. The County Mayor's office determined that on-port alternatives were not viable.
