The Miami-Dade County Board of County Commissioners adopted an ordinance establishing the San Diego Villas Community Development District (CDD). This CDD is intended to finance capital improvements and maintenance for the San Diego Villas development. The development includes 271 villa units, roadway improvements, stormwater management, wastewater collection, and water distribution systems, with an estimated cost of $16.055 million. The CDD will have powers related to community development services, including water, wastewater, and reuse water services, subject to restrictive covenants. The creation of the CDD will not have a fiscal impact on the County, as funding will come from assessments levied on properties within the district. A Special Taxing District is also established to maintain infrastructure if the CDD fails to do so.
