Establishment of the Downtown SoMi Community Development District (CDD) has been proposed. The CDD will be located in the City of South Miami and is generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The proposed development includes approximately 202,462 sq ft of retail space, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, 2,786 parking spaces, roadway improvements, and stormwater, wastewater, and water systems, with an estimated cost of $149M. The project was adopted on first reading on 4/21/2026 and was deferred by the Board of County Commissioners on 6/2/2026 to the July 21, 2026 meeting. No public comment is stated in this document.
