LEASE BETWEEN MDC AND JESSIE TRICE COMMUNITY HEALTH SYSTEM

Miami-Dade County approved a ground lease for a 1.45-acre vacant property at 7440 NW 26 Avenue (Folio: 30-3110-073-0020) to Jessie Trice Community Health System, Inc. The lease, for the construction and operation of a 6,000 square foot medical facility primarily serving pediatric patients, has an initial term of 75 years with two 5-year renewal options. The annual rent is $100.00 with 3% annual increases. The County also approved the tenant subleasing a portion of the property for $1.00 to another qualified not-for-profit entity. The property was declared surplus. The Jessie Trice Community Health System has secured a $3,000,000 federal grant for construction and a $1,000,000 donation from SG Poinciana Ventures, LLC for equipment.
