LEASE BETWEEN MDC AND JESSIE TRICE COMMUNITY HEALTH SYSTEM

Miami-Dade County approved a ground lease for a 1.45-acre vacant parcel at 7440 NW 26 Avenue (Folio: 30-3110-073-0020) to Jessie Trice Community Health System, Inc. The lease, for the construction and operation of a medical facility, has an initial term of 75 years with two 5-year renewal options. The initial annual rent is $100.00, with 3% annual increases. The resolution also approves the subleasing of a portion of the property for $1.00 to another qualified not-for-profit entity. The project is funded in part by a $3,000,000 federal grant, and SG Poinciana Ventures, LLC will donate $1,000,000 for equipment upon completion. The property was declared surplus. Several procedural requirements were waived, including a four-week notice posting and the Commission Auditor's report. The lease is intended to serve low- and moderate-income individuals and address community needs.
