SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program aims to expedite permit applications for items like fences (under six feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, located in historic districts, with open code enforcement cases, or to legalize existing violations are excluded. Applicants will submit documents electronically before an in-person meeting for same-day review and potential permit approval. The County Mayor or designee will implement the program and provide semi-annual reports on application numbers, approvals, and reasons for delays. The ordinance was adopted on first reading by the Board of County Commissioners on June 16, 2026, and is currently in committee.
