Miami-Dade County Board of County Commissioners is authorizing the execution of amended and restated county deeds to Building Better Communities of South Florida, Inc. This action allows for the conveyance of previously conveyed county properties to its affiliate, Javon Gardens LLC. Additionally, it grants a two-year extension to obtain final certificates of occupancy for multi-family rental units intended for very low-, low-, or moderate-income households. The original conveyance was for single-family homes, but this amendment permits multi-family rental units. The extension pushes the deadline for obtaining certificates of occupancy to July 29, 2028. Javon Gardens LLC is a joint venture between Building Better Communities and Pyramid Construction. The justification for the extension includes uncontrollable delays and inability to secure financing. The County Mayor or designee is authorized to take necessary actions, including exercising reversionary interests or accepting deeds back if deed restrictions are not met.
