Miami-Dade County Board of County Commissioners deferred an ordinance to establish the Downtown SoMi Community Development District. The district is generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The proposed development includes approximately 202,462 sq ft of retail space, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, roadway improvements, and stormwater, wastewater, and water systems, with an estimated cost of $149M. The ordinance was adopted on first reading on April 21, 2026, and a public hearing was scheduled for June 2, 2026. Commissioner Regalado requested a deferral to the July 21, 2026 meeting. The creation of the district is intended to provide a financing mechanism for community infrastructure and maintenance.
