Establishment of the Downtown SoMi Community Development District (CDD) was considered. The CDD is generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The project involves a 10.16-acre mixed-use development including approximately 202,462 sq ft of retail space, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, roadway improvements, stormwater management, wastewater collection, and water distribution systems, with an estimated cost of $149M. The Board of County Commissioners adopted the ordinance on first reading on 4/21/2026. A deferral was requested by Commissioner Regalado on 6/2/2026 to the July 21, 2026 Board of County Commissioners meeting. The CDD will provide a financing mechanism for community infrastructure, facilities, and services, including maintenance of private roads and infrastructure. The creation of the CDD has no fiscal impact on the County, with funding derived from assessments levied against properties within the CDD. A Declaration of Restrictive Covenants was accepted, providing notice to purchasers regarding liens and assessments.
