Establishment of the Downtown SoMi Community Development District (CDD) has been proposed. The CDD is generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The proposed development includes approximately 202,462 sq ft of retail space, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, roadway improvements, stormwater management, wastewater collection, and water distribution systems, with an estimated cost of $149M. The Board of County Commissioners adopted the ordinance on first reading on 4/21/2026. The item was deferred by Commissioner Regalado to the July 21, 2026, Board of County Commissioners meeting. The CDD will provide a financing mechanism for community infrastructure, facilities, and services, and ongoing operations and maintenance for the development. The creation of the District will have no fiscal impact on the County, as funding is derived from assessments levied against properties within the CDD. A Declaration of Restrictive Covenants has been accepted, requiring notice to initial purchasers of residential lots or units regarding liens and assessments.
