An ordinance is being considered to establish the Downtown SoMi Community Development District. The district is generally bounded by Harriet Tubman Highway (US 1) to the north, SW 57 Avenue (Red Road) to the east, SW 72 Street (Sunset Drive) to the south, and SW 58 Avenue to the west. The proposed development includes approximately 202,462 sq ft of retail, 1,513 residential units, 287 hotel rooms, 65,892 sq ft of office space, a 1,300-seat movie theater, parking, roadway improvements, and stormwater/wastewater/water systems, with an estimated cost of $149M. The project is a 10.16-acre mixed-use development. The Board of County Commissioners adopted the ordinance on first reading on 4/21/2026. The item was deferred by Commissioner Regalado to the July 21, 2026, Board of County Commissioners meeting. The petition was filed by Sunset Opportunities B1, LLC. and Sunset C1, LLC. The establishment of the district is intended to provide a financing mechanism for community infrastructure and maintenance.
