SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain residential projects. The program, to be implemented by the County Mayor or designee, will expedite permits for minor projects like fences (under 6 feet), gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repairs. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize violations are excluded. Applicants must submit documents electronically before a meeting for same-day review and potential approval. The County Mayor will report on the program's progress every six months. If delays are department-caused, permit fees may be reduced by 10% per business day. The ordinance was introduced on 7/14/2026 and is scheduled for Board of County Commissioners (BCC) action on 7/21/2026.
