SAME DAY PERMIT PROGRAM

Miami-Dade County is creating a Same-Day Permitting Program for certain minor residential projects. The program requires the County Mayor or designee to develop and implement it, with reports submitted every six months. Eligible projects include fences under six feet, gates, stairs, railings, driveways, pavers, trusses, pools, windows, doors, shutters, skylights, garage doors, roofing/re-roofing, kitchen/bathroom remodels, interior/partial demolition, prefabricated sheds, minor non-structural repairs, and mechanical, electrical, and plumbing repair permits. Projects requiring structural review, those in historic districts, with open code enforcement cases, or to legalize existing violations are not eligible. Applicants must submit documents electronically prior to a meeting for same-day review and potential approval. If a permit is not approved on the same day due to departmental delays, a 10 percent fee reduction per business day may apply. The ordinance was introduced on 7/14/2026 and is scheduled for final action on 7/21/2026.
